Here are a few, inexpensive hints to help you get the most for your home:

1. Tidiness. Too much clutter scattered throughout a home can make it appear smaller than it actually is. Closets, garages, and storage areas should be neat and tidy without an excess of things in them.

2. Windows. They should be clean and clear and curtains opened to allow as much natural light into the home. The same goes for mirrors; keep them clear and streak-free.

3. Repairs. Do any minor repairs without extending yourself financially. Things like leaky faucets, chips in walls, loose knobs and handles can all be corrected for minimal cost. A fresh coat of paint can do a lot for room’s appearance.

4. Ambience. People buy homes not houses. Yours should look lived in. Don’t hide family photos or other sentimental touches while keeping tidiness in mind.

When it’s time to show your home.

1. First impressions. Make sure the outside of your house is just as tidy and clean as the inside. Any landscaping should be in good order and lawns cut. Make sure the driveway is clean and free of any debris. Ensure that your house is washed if needed as well.

2. Lights. Make sure you turn on all the lights before the open house begins. If night showings are to be done, ensure the entryway and any approaches are well lit.

3. Don’t be there. Whenever possibly, avoid being in your home when it is being shown. Quite often people will not voice criticisms when the other party is present and hence any problem may go unattended. Or others my feel obliged to say things for fear of hurting the owner’s feelings, producing a false hope. Leave your open house to your real agent.
